The tranches are spread evenly across the build. In reality the bank releases each one after inspecting the finished stage, and the pace is the build's — a delay is one more month of interest.
During the build you pay interest only, on what has been released. The full instalment, with capital, only starts when the build is finished.
The loan pays 0.6% Stamp Duty, and interest on a loan to build your own home is exempt. Not included: the valuation of the plot and the project, the inspections at each stage, or the deed and registration.
